O&P (Overhead and Profit)
Overhead & Profit
Adjusters omit this on almost every job. O&P is not optional when a general contractor coordinates trades.
Starter strip at eaves and rakes

Required at all eave and rake edges. Often treated as included in shingle labor when it is a separate material and install.
Drip edge at eaves
IRC R905.2.8.5
Mandatory per IRC since 2012. Many carriers still write estimates as if it is optional.
Drip edge at rakes

Rake drip edge is a separate line item from eave drip edge. Adjusters frequently combine or omit one side.
Felt underlayment steep slope labor adder

Xactimate carries a steep slope labor adder that adjusters skip on pitches above 6/12.
Ice and water barrier at eaves

Required in climate zones with freezing temperatures. Minimum 24-inch coverage from eave. Routinely omitted.
Ice and water barrier in valleys
IRC R905.2.7.1
Valley applications require self-adhering membrane. Frequently excluded from the estimate entirely.
Valley metal flashing
IRC R905.2.8.2
Minimum 24-inch metal required in open valleys. Adjusters miss this when writing closed-cut valleys.
Step flashing at all wall intersections
IRC R905.2.8.3
Each shingle course requires its own step flashing piece. This is frequently underestimated or omitted.
Counterflashing at chimneys
NRCA guidelines
Counter and base flashing are two separate line items. Adjusters often write one and call it done.
Pipe boot and flashing replacement at all penetrations
IRC R903.2
Every pipe boot needs to be replaced on a full reroof. Adjusters write detach and reset when boots are damaged.
Ridge cap shingles

High-profile ridge cap is a separate product and a separate Xactimate line item. Not included in field shingle pricing.
Hip cap shingles
IRC R905.2.8.1
Hip cap is a distinct line item from ridge cap. The quantity is often missed entirely on complex roof layouts.
Satellite dish removal and reset
Xactimate SAT-DET-RST
A dish mounted on the roof must come off during tear-off. Adjusters write estimates as if it does not exist.
Skylight flashing and curb replacement
IRC R308.6 / NRCA
A new roof requires new skylight flashing. Curbs frequently need replacement. Adjusters write detach and reset on curbs that cannot be reused.
Dormer flashing at step and head
IRC R905.2.8.3
Dormers require step flashing on sides and head flashing at top. Both are separate line items that adjusters routinely merge or skip.
Detach and reset gutters
Xactimate GUT-DET-RST
Gutters must be removed to install drip edge correctly. This is a standalone line item, not included in shingle labor.
Detach and reset downspouts
Xactimate DWN-DET-RST
Downspouts are separate from gutters in Xactimate. Adjusters frequently omit the downspout reset entirely.
Roof decking nailing pattern upgrade to code
IRC R803.2 / local AHJ
Most jurisdictions require 6-inch field and 4-inch perimeter nailing when decking is replaced or re-nailed. Adjusters rarely include this.
Permit and inspection fees
Local building code
A permit is required in most jurisdictions for a full reroof. The fee is a direct project cost and belongs in the estimate.
